These Terms of Use ("Terms") govern your access to and use of RuthLehmanHomes.com (the "Site"). The Site is owned and operated by Ruth Lehman, individually ("I," "me," or "my"). I am a California real estate salesperson affiliated with eXp Realty, DRE #02440519.
By accessing or using the Site, you agree to these Terms and the Privacy Notice. If you do not agree, please do not use the Site.
1. Informational Purpose
The Site provides general real estate, homeownership, relocation, community, and accessory dwelling unit (ADU) information. Content is provided for general informational purposes only and may not reflect your individual circumstances, current laws, current market conditions, or the most recent property information.
Nothing on the Site is legal, tax, financial, lending, insurance, architectural, engineering, construction, zoning, or permitting advice. You should consult qualified professionals and applicable government agencies before making any decisions.
2. No Agency or Representation Agreement Created
Using the Site, downloading a resource, attending an event, or submitting a form does not by itself create a brokerage, agency, fiduciary, employment, partnership, or other professional relationship between you and me.
A real estate representation relationship is created only through an appropriate written agreement signed by the required parties. My affiliation with eXp Realty does not make eXp Realty the operator of this Site.
3. Real Estate and Property Information
Real estate information on the Site may come from property owners, listing brokers, multiple listing services, public records, vendors, or other third parties. Information is deemed reliable but is not guaranteed. Property availability, price, dimensions, features, school information, zoning, permits, taxes, fees, and other details may change or contain errors.
You should independently verify material information and consult appropriate professionals before acting. Fair housing laws apply to all real estate services and decisions.
4. ADU Information
ADU requirements vary by property and jurisdiction and may change. Feasibility depends on lot configuration, existing structures, utilities, access, zoning, setbacks, building codes, permitting, financing, and intended use.
No content on the Site, including illustrations, floor plans, price estimates, vendor materials, or preliminary concepts, guarantees that an ADU can be approved, built, or used on any particular property. Project costs and timelines are estimates unless confirmed in a separate written agreement with the responsible provider.
I am not acting as an architect, engineer, contractor, permitting professional, attorney, tax adviser, or financial adviser. Property owners should verify current requirements with the applicable agencies and qualified professionals.
5. Third-Party Vendors and Referrals
Vendor names, introductions, and links are provided as a convenience. Unless expressly stated in writing, I do not control or guarantee a third party's licensing, availability, pricing, work quality, advice, products, security, or performance.
You are responsible for independently evaluating and selecting service providers, reviewing contracts, confirming licensing and insurance, and determining whether a provider is appropriate for your needs. A referral or introduction does not create a warranty or guarantee regarding the provider or its services.
6. Third-Party Services and Links
The Site may link to property search tools, scheduling services, mapping services, social media platforms, or other third-party services. Their content, availability, terms, and privacy practices are controlled by those providers. Your use of a third-party service is subject to its own terms.
7. Forms and Communications
You agree to provide accurate information when submitting a form and not to impersonate another person, submit another person's contact information without permission, or use the Site for spam, fraud, or unlawful activity.
Requested guides and confirmations are provided for informational purposes. Delivery is not guaranteed because email providers, carriers, device settings, and spam filters may delay or block messages.
8. Intellectual Property
Unless otherwise indicated, Site text, branding, layout, graphics, and original materials are owned by or licensed to Ruth Lehman and are protected by applicable intellectual property laws. You may view and print materials for personal, noncommercial use. You may not reproduce, distribute, modify, publish, sell, or exploit Site content without permission, except as permitted by law.
Third-party names, trademarks, logos, photographs, floor plans, and materials remain the property of their respective owners.

Nothing in these Terms excludes warranties or rights that cannot lawfully be excluded.

To the fullest extent permitted by law, I will not be liable for indirect, incidental, special, consequential, or punitive damages arising from or related to your use of, or inability to use, the Site, third-party services, or general informational content.
Nothing in these Terms limits liability that cannot legally be limited.
12. Governing Law
These Terms are governed by the laws of the State of California, without regard to conflict-of-law principles. Any dispute relating to the Site will be subject to the applicable state or federal courts located in California, unless applicable law requires otherwise.
13. Changes to These Terms
